Empire State Building tickets and tours, compared

Thirteen companies sell a way up, or past, the Empire State Building: the building's own ticket office, guided walking tours that end on the 86th floor, hop-on hop-off buses and helicopter tours. They are not interchangeable: some get you inside and some only show you the building, a guide adds the story but not the view, and the official site is usually the cheapest. Here is all of it, side by side, with each operator's own-site price checked.

Prices are the partner's "from" prices for the cheapest option, usually the 86th floor only; the 102nd floor and Express cost more. The view depends on the weather, and tickets run in fog or rain. Prices are "from" prices per person unless the card says it is priced per group; ratings and review counts as captured October 26, 2026. They move with season and availability — the booking page is the reference. Booking through these links may earn us a commission at no extra cost to you; it never changes the order or the verdicts.

Which tour?

Choose the right Empire State Building ticket or tour

The right Empire State Building ticket comes down to four things: your budget, whether you want the 102nd floor, whether a guide is worth paying for, and whether the building is one stop in a city pass or a bus tour. These are the trade-offs, with the operators that do each one best.

Prices are the operators' own published adult fares, checked 26 October 2026; live online prices are on the cards above.

Cheapest way up

Buy from the building: $46 for the 86th floor on esbnyc.com, or about $50 for the same ticket online with fees and tax included. Add the 102nd floor ($81 in total) only on a clear day.

With a guide

City Wonders walks from the Flatiron ($99, up to 20), See Sight Tours from Grand Central ($109, up to 10), and New York Top Sights Tours from Wall Street ($120, then the 86th floor on your own). A guide explains the skyline; the view is the same.

Skip the lines

The official Express Pass costs $87 for the 86th floor and $122 with the 102nd, and gives you a separate, faster line. Worth it on summer weekends and at sunset.

Sunrise

The Saturday Sunrise Experience opens the 86th floor before the public, with coffee and pastries: $135 on the official site, about $147 online with free cancellation.

Several attractions

A city pass only pays if you use it: CityPASS is $149 for five attractions, C3 $109 for three, and Go City starts at $89 for two. Each counts the Empire State as one choice, 86th floor only.

From the air

HeliNY and Charm Aviation fly from the Downtown Manhattan Heliport from $259 per seat plus $45 in fees; FlyNYON flies doors-off from Kearny, New Jersey, from $149 plus fees. You see the building, not the deck.

One rule applies to every option: everyone goes through airport-style security at the 20 West 34th Street entrance, so leave large bags behind. And the view depends on the weather; no ticket or tour can promise a clear day.

Operators

The operators, by where they start

These are the Empire State Building ticket sellers and tour operators you can book directly, grouped by where they start: in Midtown at or near the building, at Times Square, or downtown and across the river. Each profile gives the operator's own-site price and what it includes.

Midtown — at the building, Flatiron & Grand Central

The official ticket office on West 34th Street and the walking tours that end at the building, starting a few blocks away in the Flatiron District or at Grand Central. These are the options that get you inside.

Frequently asked questions

Short answers to the questions people ask most before booking Empire State Building tickets or a tour that includes them.

Who sells Empire State Building tickets and tours?

The building sells its own tickets at esbnyc.com, run by ESRT Observatory TRS. Guided walks that end with entry are run by City Wonders (from the Flatiron), See Sight Tours (from Grand Central) and New York Top Sights Tours (from Wall Street); Big Bus sells its hop-on hop-off bus with entry; and CityPASS and Go City include the building in their passes. This page compares 13 operators, 10 of them found on Google Maps.

How much does an Empire State Building ticket cost?

On the official site, from $46 for the 86th floor, $81 with the 102nd floor, $87 for the 86th-floor Express Pass and $122 for Express to the 102nd; prices change by date. The building's own ticket on the booking partner is about $50 with fees and tax included. Guided tours with entry cost $99 to $120 per adult on the operators' own sites.

Is a New York city pass cheaper than an Empire State ticket?

Only if you visit three or more of its attractions. New York CityPASS is $149 for five attractions in nine days and C3 $109 for three; Go City's Explorer Pass starts at $89 for two. Each includes 86th-floor entry as one of the choices, but not the 102nd floor or Express.

Do bus or helicopter tours take you inside the Empire State Building?

Most do not. Big Bus sells 86th-floor entry as an add-on or in packages with its bus; TopView, Small Bus Tours and USA Guided Tours stop or drive past outside. Helicopter tours from $149 to $259 per seat, plus fees, fly past the building and never land at it.

Do tour guides in New York need a licence?

Yes. New York City's Department of Consumer and Worker Protection (DCWP) licenses sightseeing guides one by one, and sightseeing buses by company: Big Bus is listed under licence 2005061-DCA and TopView prints 1413726-DCA. There is no company-wide licence for walking-tour operators, so this page has no licence column.

Is the Empire State Building wheelchair accessible?

Yes — esbnyc.com states the building is fully ADA-compliant: the 20 West 34th Street entrance and the building's ramps are wheelchair accessible, the 86th Floor Observatory has accessible restrooms and lowered viewing walls and binoculars, and service dogs are welcome throughout.
